Position Summary:

Responsibilities
  • Provide technical oversight to support Facilities Management in the delivery of maintenance, projects & construction related activities supporting the critical operations and/or related functions.
  • Train members of the team in the fundamentals of Mission Critical Operations
  • Provide technical direction and review for all consulting engineers retained for projects and engineering initiatives within the site.
  • Work with project engineering team(s) to ensure that all proper design standards, closeout, and commissioning procedures are followed including the collection, distribution and storage of all necessary documentation.
  • Ensure that all engineering documents, such as drawings, schematics, engineering reports, are up to date, and properly reported and achieved.
  • Participate in the development and maintenance of safety procedure manuals throughout designated critical facilities to ensure consistency and to ensure staff is appropriately trained for compliance.
  • Work with Engineering Staff to ensure that Critical inventory and control programs, purchasing policies, etc. are Implemented and administered consistently.
  • Identify system shortcomings and implement programs to mitigate identified operational issues.
  • Direct engineering staff with critical environments systems to yield a more energy effective means of operations. 
  • Identify technical enhancements that will improve some aspect of building operation critical and non-critical.
  • Support to the engineers for the JLL Operations audit
 
 
CMMS Responsibilities

 
  • Work with the 360Facility programmers to implement system updates.
  • Set levels of access and develop an information security strategy for the system
  • Set up and assist in designing CMMS reports as needed.
  • Establish a team to develop common maintenance task descriptions and completion intervals in order to make them uniform throughout the account.
  • Develop common naming regimen and abbreviations for infrastructure equipment and systems.
  • Set up and provide instructions for operations personnel labor weekly time input
  • Set up asset lists in and coordinate annual reviews for accuracy
  • Provide support to the operating staff for quarterly updates and changes to preventive maintenance tasks and scheduled events as needed.
  • Provide support and training to the operating staff
  • Provide technical guidance and problem-solving by responding to user needs
  • Maintain oversight of the FM 360 CMMS, and e-PTW (Electronic Permit to Work) ensuring SLA’s and KPI’s are met, provide backup support of asset management program
  • Track and log work orders into database system for escalation and reporting purposes
  • Provide 360 & e-PTW training for users as needed
  • Recommend and implement corrective solutions, including offsite assistance for remote users
  • Redirect problems to appropriate escalation resources as necessary
  • Assist with the installation, configuration for new sites in order to deliver required service levels
  • Work with the helpdesk and prioritize calls based on company directives
  • Generate ad hoc reports as needed
  • Promote high level of customer service to ensure and drive best practices and standardization
  • Provide friendly and courteous assistance to all employees
  • Ensure timely and quality service and assistance
  • Follow up with clients to ensure satisfactions (i.e., survey)
  • Manage work order process, generating and dispatching service request work orders to operational staff, ensure that respond and resolution time requirements are met in accordance to service agreement, and that work orders are closed out on time
  • Provide expertise and suggestions to help meet IT related goals, that may or may not, be included as part of the overall objectives
Qualifications
  • Bachelors degree preferred in related field (Computer Sciences)
  • Minimum 3-5 years work experienced
  • Proficient use/knowledge of Microsoft Office and Maximo, Outlook.
