Brand Activation Manager

Position Summary:

OBJECTIVE
To oversee and direct the Brand Activation program at assigned property in order to achieve the center’s brand activation revenue goal. This high-visibility position calls for a high-energy, proactive business development professional with excellent writing, database management and collaboration skills, as well as project management skills, sales skills, attention to detail, and the ability to manage laterally and up in a time-sensitive environment.
 
ESSENTIAL FUNCTIONS
BUSINESS DEVELOPMENT

  • Prospect local and regional market in order to identify new opportunities for the Brand Activation program. Share national sponsorship potential with marketing team.
  • Participate in monthly calls with the Regional marketing/specialty leasing team.
  • Attend local and regional and industry events, as appropriate, in order to maintain brand relationships and introduce new brands to the program at assigned center.
  • Prepare and conduct a Property Brand Tour with potential brands/marketing/advertising companies a minimum of once per year.
 
FINANCIAL PERFORMANCE
  • Preparation of, and adherence to, an annual income and expense budget to meet agreed upon financial goals.
  • Preparation of monthly reforecasts and other reports as requested.
  • Monthly monitoring of progress toward annual budget (income and expenses).
  • Monthly monitoring of brand activation commission billing.
 
ADMINISTRATION, REPORTING, AND MEASUREMENT
  • Negotiate and prepare all license agreements and amendments as well as all other necessary paperwork related to brand activation licensees.
  • Insure that all COI’s (Certificate of Insurance) are on file prior to every event.
  • Follow-up with each activation client/vendor with survey to track satisfaction levels and results metrics.
  • Provide Proof of Performance to licensees and for the licensee’s file.
  • Maintain an up-to-date schedule of all brand activation events and distribute among key team members.
  • Preparation of annual Goals and Objectives, mid-year and year-end self-reviews in IPMP.
  • Monthly submission of prospecting reports to the General Manager and Regional Managers.
  • If applicable, collect monthly sales reports from licensees and generate a sales report, ensuring all percentage rent and percentage in lieu is billed appropriately.
 
MANAGEMENT AND OPERATIONS
  • Ensure that brand activation licensees exhibits and amenities enhance the appearance and values of the property and meet company visual merchandising requirements and standards of professionalism. Ensure that all JLL and client core practices and standards of excellence are followed. Oversee that all brand activation licensees are adhering to the property’s Operational Guidelines.
  • Coordinate internal setup with all key departments at the property.
  • Coordinate the set-up, relocation and breakdown of all brand activation licensees.
  • Ensure rent is collected from all licensees adhering to the A/R Policies & Procedures.
 
MARKETING
  • Create and distribute Property Brand Activation brochure and other appropriate collateral pieces to promote the program.
  • Work closely with the client’s Marketing department to insure regular exposure of the brand activation program in the property’s marketing and PR efforts including advertisements, property signage, website, social media, directories, etc
 
EDUCATION AND EXPERIENCE
  • Bachelor’s Degree in Business, Marketing or related field
  • At least 3 to 5 years in sales or comparable experience
  • Must have experience in managing budgets; sponsorship/revenue generation
  • Management experience required
  • Experience in a third-party property management environment preferred
  • Must have experience in managing budgets.
 
KNOWLEDGE, SKILLS, AND ABILITIES
  • Must have excellent interpersonal communication skills (verbal and written), special event coordination and management experience along with the ability to multitask.
  • Sales/negotiation skills a plus.
  • Must have flexibility to work varied schedules including weekends and evenings.
  • Strong team player.
  • Client service orientation.
  • In-depth knowledge of retail management and marketing preferred.
  • Strong computer skills including Windows applications.
  • Adobe suite experience a plus.
 
CERTIFICATIONS AND LICENSES
  • Real estate license preferred
